Is November a Good Time to Buy a Home in Orange County?
November may not offer the largest selection of the year, but buyers who remain active can sometimes find something even more valuable: less competition and more motivated sellers.
Most people think of spring as the ideal time to buy a home.
More listings.
More open houses.
More activity.
But the slower fall season can create a different kind of opportunity.
Realtor.com's 2026 seasonal research found that buyers later in the fall may see lower competition, longer market times, and more seller flexibility even after the year's nationally identified "best week" has passed.
For Orange County buyers, November can be particularly interesting when the right property has already spent several weeks on the market.
The question is not:
"Is November always the best month to buy?"
It is:
"Can November give me negotiating conditions I did not have earlier in the year?"
In some cases, yes.
Why Can November Favor Buyers?
Buyer activity typically slows as the holidays approach.
That can mean:
- Fewer competing buyers
- Longer market times
- More price reductions
- Sellers paying closer attention to serious offers
Realtor.com reported that September had already shown a softer national market, with median listing prices falling while inventory and price cuts increased. Its November 2 outlook expected October data to continue showing pressure from elevated mortgage rates.
For buyers, reduced urgency can be valuable.
Orange County Still Is Not a Bargain Market
Do not confuse "more negotiable" with "cheap."
Orange County's September median sold price remained approximately $1.225 million, and homes sold at roughly 99% of asking price on average.
Redfin reported a similar median price near $1.207 million over the three months ending September.
The market is more selective.
It is not broadly distressed.
Where Should November Buyers Look for Leverage?
Start with properties that have:
- Been on market longer than average
- Had previous price reductions
- Fallen out of escrow
- Received limited showing activity
- Cosmetic issues
- A seller working with a year-end deadline
These listings may offer more negotiating room than fresh, well-priced inventory.
Seller Motivation Can Change Near Year-End
Some sellers simply remove their home from the market and wait.
Others have reasons they want to close.
For example:
- Relocation
- Purchase of another property
- Estate planning
- Financial timing
- Vacancy
- Personal transition
The seller's priorities may matter as much as the list price.
Look Beyond Price
November buyers should consider negotiating:
- Seller credits
- Rate buydowns
- Repairs
- Closing costs
- Closing date
- Possession
Redfin reported that seller concessions have become more common nationally, with 44.7% of buyers receiving some type of concession in the three months ending August.
Orange County remains stronger than many buyer-oriented markets, so concessions are not guaranteed.
But they are worth evaluating.
Mortgage Rates Still Matter
Freddie Mac's latest available reading showed the average 30-year fixed mortgage rate at 7.24% on October 29.
That means buyers should run current numbers before making an offer.
Ask your lender to model:
- Current payment
- Seller-credit options
- Discount points
- Different down payments
- Different purchase prices
Do not rely only on an online mortgage calculator.
Is There Less Inventory in November?
Usually, yes.
That is the main trade-off.
Fewer new listings may enter the market as sellers wait for spring.
So buyers may gain negotiating leverage but lose some selection.
If your housing needs are highly specific, waiting may make sense.
If your needs are flexible, November can uncover properties other buyers have overlooked.
Should You Buy Before the Holidays?
Buy because the property and numbers work.
Not because the calendar says November.
A strong November opportunity might include:
- Good value relative to comparable sales
- A manageable monthly payment
- A motivated seller
- Favorable terms
- Limited competition
If those pieces align, the season may work in your favor.
Frequently Asked Questions
Is November a bad month to buy a house?
No. November often has lower buyer competition, although there may also be fewer homes available.
Are sellers more negotiable before the holidays?
Some are, particularly if the property has been listed for an extended period or the seller has a defined timeline.
Are Orange County home prices lower in November?
Seasonal asking prices may soften, but property-specific value and local competition matter more than the month alone.
Should I wait until spring for more inventory?
That may make sense if selection is your priority. However, spring may also bring greater buyer competition.
November Can Reward Prepared Buyers
The buyers who benefit most from a slower market are usually already prepared.
They know:
- Their budget
- Their comfortable payment
- Their preferred neighborhoods
- Their must-haves
- Their negotiation limits
Then, when an opportunity appears, they can act.
